Michelle Shelton, REALTOR,
Associate Broker, ABR, CNE
Michelle Shelton began her real estate career in 2004. She was working for a marketing company in Chandler and applied for a marketing position at the commercial brokerage, CB Richard Ellis. She got the job with one stipulation, she had to get her Arizona real estate license. During the same time, Michelle already had a love for real estate and would walk neighborhoods and find homes in distress and she would then contact the owner and negotiate a sales price. She had created a network of investors and would then shop these “finds” out to those investors.
Friends and Family Waited for Michelle Shelton to get her AZ Real Estate License
A funny thing happened to Michelle Shelton. She found friends and family members telling her to hurry and get her license so she could work with them and help them sell their homes. This was not expected and put a dilemma before her, should she decline the offer from CBR and to venture out and sell AZ real estate on her own? It was an easy decision and she has been selling AZ real estate ever since.
“My father would say, competence in business and the loyalty of a friend…it just doesn’t get any better than that. That is what I strive to create each and every day.” – Michelle Shelton
Michelle Shelton, Arizona Horse Property Specialist
When Michelle Shelton and her husband, Paul, were looking at horse property for themselves, the agents who said they specialized in horse property didn’t seem to offer much guidance. Michelle told her husband she would like to specialize in horse property and have that be her focus. She found a horse property in Gilbert and they bought it in 2004 before she got her real estate license. It was a for sale by owner and presented a lot of challenges. There was a lot of learning in that transaction and you might want to read Michelle’s article on For Sale by Owners if you are considering that option.
The REALTORS® Michelle and her husband were working with did not understand the concept of value when it came to horse property. They couldn’t see the value in the land and kept calling it “excess land”. Michelle and Paul knew the land was the best part of what they were looking for in a property. There was no guidance on zoning, septic systems or Phoenix Flood Irrigation. It was a big learning curve and Michelle brings a high level of guidance and value in her real estate interactions with her clients today because she was willing to go through that learning curve.
What Skills does Michelle Shelton have for Real Estate?
As a top producing agent, Michelle likes to run at a fast pace. Her clients love her ability to market their home online. She does most of her own web work and has systems in place to put your home on over 1,000 websites as well as make it come up on the first page of google. This is very powerful when 92% of all home buyers start their search online. Michelle has a proven pricing strategy that other agents are not privy to and her negotiations are at the top when it comes to dealing with pushy or aggressive salespeople or investors. She has your back. She is not afraid to have a difficult conversation and actually prefers to get things out in the open through open and honest communication. If you are looking to get the most from the sale of your home, you will not be disappointed! Michelle doesn’t see the box…meaning she doesn’t think outside of it…she removes the walls when it comes to marketing your home and getting things done.
Constant Real Estate Communication
Once you are under contract you will love the constant communication and guidance that happens every step of the way. A full time assistant is there to support with the paperwork to make sure your transaction is smooth. There are many relationships that have to be forged in a real estate transaction:
- Buyers agents
- Escrow officers and title companies
Michelle’s team is highly trained to update you every step of the way. Michelle also has videos that are sent out to educate and guide you so you understand the process. When an offer comes in, she walks you through it line by line and explains exactly what you are getting into when you sign on the dotted line.
Michelle says, “I believe walking you through the contract is highly important. It is a legal document you are signing and you need to know how the process works and what you are getting into. I want my clients to know exactly what is going on every step of the way so there are no let downs or surprises.”
