No matter how solid your marketing is, if you don't have your home priced correctly, it won't sell. Most people think that they want to price it a little high and then they leave room to negotiate and get the price they ultimately want. There is DANGER of getting less than you want when you take this strategy. Much less!


Why? A buyer will search within their price range and find the best deal they can. Their agent, when knowledgeable, will analyze your neighborhood and determine that you are over priced and typically educate the clients about this fact. This means, your home may not even get viewed as a result of overpricing. Most people are fair. They want a fair deal and when they see your home overpriced they may view you as unreasonable and unmotivated to sell your home. If your home is attractive to them, they will wait until you drop the price. When you drop the price to where it should have been in the first place, they MIGHT come and view it. Then they will wait again. By this time you have too many days on the market and you have lost your momentum so you are getting fewer showings, if any. The guy that has been watching your house will watch you become desperate and then he will come in for the kill. Not only will you get less for your home than you wanted, you will get WAY less than you would have gotten in the first place...all because you were overpriced from the beginning.


The longer you remain overpriced, the more danger there is that you will get less. In today’s market, your competition is Short sales and Bank and Lender owned homes. Some horse property sellers think these properties are not comparable to theirs. Tell a buyer that. A buyer wants as much home as possible for the least amount of money. Cleaning a pool or putting in new carpet and painting is not going to make a Bank Owned or Short Sale worth $50,000 less than your home.


Now for the marketing. Great marketing works when you have your home priced correctly and you want to expose it and make it as attractive as you can to as many people as you can. Most people clump sales and marketing together and they are really quite different. Marketing is exposing your home to the masses through various avenues.
