Think of your line of work. No matter what it is, you do the work and you get paid. What if you worked for a month, or worse for more than a month and then they gave your paycheck to "Bob" down in marketing because he was standing by your desk when they called for you? OUCH!
Real Estate is a funny business. There have been times when I have spent hours at the office doing research and driving buyers around in my car and showing them properties and then they called off of a sign and the listing agent showed them their dream home. This creates what is called "Procuring Cause".
The clients called me and said, "We found our perfect home and we want to write an offer on it."
"What? How do you know until you see it?" I reply
"We didn't want to bother you on a Sunday so we called the listing agent and she showed it to us." They said.
Wow. To spend hours with someone and then have to give the commission to a listing agent because she showed them a property because the clients were respecting my time. Wow. The Listing Agent had Procuring Cause because she showed them the property they wanted. I had no right to help them from that point on. Now, they are mad, I am mad and the only one happy is the Listing Agent that took away my buyers right to representation.
Wait a minute. Don't I have a responsibility as a Professional to educate my clients and help them understand the process? Yup. I do. At this point, I decided if someone wants to work with me, they will be educated on the process and at the same time, I will only commit my time to those people that realize I have five children to feed and I do this for a living. It is work. It is my work. Each day I bring my best and always offer it to others. I have shown homes on weekends, nights and Holidays. Time away from those children. All to accomodate and do what is best for the client.
Whew! It feels good to get that out! Please know, my level of commitment is high to you, the client. My question to you is how high is your commitment to me?
