Q. You say you are a horse property specialist. What difference does it make to have a real estate agent who's focus is primarily on horse property?
A. Actually when I started out in real estate, I studied everything I could about horse property in Arizona. Things have changed and my business has become that, a business. It's not just me any more. Now we have an entire team of specialists. Each team member is trained in each property division. It is a lot to know! We have an Arizona Horse Property Division, A Luxury Home Division and a Single Family Home Division - and we occasionally do some land listings.
Now....let's go back to your original question. Horse property can have some unique issues that come up during a transaction. Septic systems, County Islands, shared wells, number of horses/animals, and riding trails are a few things that your typical residential real estate agent not only won't know, they won't know where to go to get the information. An agent needs to know what areas have irrigation or water concerns because horses drink a lot of water and eat a lot of food. If you want a green pasture and there is no irrigation or it is very expensive to irrigate - you need to know! Also, having an established name in the market as having expertise in horse property is a HUGE advantage. On a regular basis we have Residential Agents call and email us and ask if we have any buyers for a horse property they listed. Horse people are in the feed stores, rodeos, roping events, and they tend to have their own groups. Groups of people that buy horse property!
Q. So can you sell my home located in a regular subdivision when we buy our new horse property?
A. Absolutely! As a matter of fact, now that we have evolved into a team, you will get several agents working all for the price of one! We don't charge more because we have a team of agents working for you. It seems like a no-brainer. If you can have 8 or 10 people working together, verses one attempting to do 8 or 10 jobs, it only makes sense, right? So, to answer your questions. YES! We often list homes this way. Q.Can we search just for horse property from your site?
A. Yes and no. Recently we added the mapping search and although horse property is listed on it, it cannot be singled out yet. We call them once a month and nag them so it will just be a matter of time! The best thing to do is have me build you a custom website with your specific criteria. Q. What other Divisions do you have?
